Frequently Asked Questions

What is a snag?

A snag is a term used by the construction industry for a defect / issue that is identified after works have completed.

What is a snag list?

A snag list is the list of defects / issues that require attention. During our snagging survey we form a snag list which will then be issued to your house builder for them to resolve.

Should the house builder form their own snag list?

Yes, before you move into your new home it is the house builder’s responsibility to undertake a snagging survey, generate their own snag list and fix the issues. However, it is unlikely that the house builder’s surveyor will pick up every issue to a property.

When is the best time to have a snagging survey carried out?

In an ideal situation it would be best for a snagging survey to be undertaken just prior to completion. However, if you are unable to gain access before receiving the keys then we suggest that the survey takes place the day after you move in.

If you are already settled within your property this is not a problem. We can still carry out a snagging survey but this must take place within your builder’s warranty which is usually 2 years.
